Market conditions April 2016


The National Association of Realtors just released their existing home sales report which revealed that homes were on the market for an average of 47 days in March.  This is a decrease from the 52 days reported in March of 2015.

Supply and demand are up indicating that it is a great time sale on move.

Tax Appeals

Now is the time to do your tax appeal in most townships.  You will need to make an appointment with the tax assessor or go to the Burlington County web site and get the paperwork to fill out. Please call or email me and I will pull the three to five closest sold properties for you to use to prove the assessment value should be lowered. 
Some townships are going to do a township wide reassessment, so give your tax assessor a call and see if that will be happening in your area.

Short Sales


What is a short sale?

In short, a short sale is what a lender accepts when the seller (or the borrower) does not have enough money to pay the mortgage off when they are moving.

There are so many obstacles of a short sale sell that it only makes sense to hire an agent who has experience in the short sale process. It is so true: Experience is the best teacher.

When a house is on the market and listed by an an agent as a short sale, the seller and the agent are preparing to sell the house for less than the mortgage amount. Most of time it is because the value of the house is less than what the owner paid for it.

The clock starts ticking when a BUYER is interested in a short sale. The bank will not talk to the seller or the sellers agent without a contract. So a BUYER in important in the process.

Once contracts are signed by both the seller and the buyer, the work begins. The seller is the person who has to produce the hardship letter with the reason they are in this short sale situation. A good hardship letter is essential. The seller has to provide 3 recent pay stubs, 3 recent bank statements, 2 years of tax returns and a income and expense summary. The listing agent should prepare the seller to get these documents together at the time the house goes on the market for sale.

Once the package is complete with the above docs from the seller and the pre approval from the buyer, along with the signed contracts, the bank will start to get the documents uploaded and assign a negotiator. That period takes the most time. Once the negotiator is appointed, the BPO (Brokers Price Opinion) is ordered. The bank will not accept an offer or counter an offer without the BPO.

Once the package is received by the bank, the real estate agent for the seller needs to make a phone call at least once a week to get a status of the property. It is key to stay in touch often.

So now you can see why people joke that a short sale is really a long sale. The BUYER will have to have patience. We call it Patience Equity.

Rates are still at an all time low.

I wonder if people are still interested in the American dream of owninga home. With  interest rates so low a buyer can purcahse more of a home than then could a few years ago.  Rates are great and the prices are low but still the inventory increases.  We need to spread the word that there has never been a better time to buy a house for your family. 
There are a few great programs out there to help.  One is USDA and the other is the Freeholders first time home owners money.  Why wait, now is the time to buy a home.

Lumberton Township Home

Lumberton Township creates a perfect environment to raise a family.  The recreation department of the township is very involved and hosts a number a activities throughout the year.   The Lacross and Football organizations are young and vibrant. The schools are desirable by most people.  Take a look at this house that is affordable too.

Westampton Townhouse

Westampton is a desirable place to live.  The community pool creates many things for the family members to do during the summer months.  And is is  just a bike ride away from the house.  There are other holliday events happening in the development during the year.  The firehouse stands at the Woodland Road section of the community where there are many stores to include teh local WAWA.  Many major highways are close with NJ Turnpike Exit 5 right out the road.

Time does fly by the older we get.  Christmas is right around the corner. I  think that with the price of houses someone is going to get one for Christmas!  Fun stuff. We all need shelter even in this economy.  I pray that everyone is as warm as they want to be this season.  I pray that our Father in Heaven is pleased with what He sees from up where He is standing.  There are so many beautiful people here on earth and in our little town. We have much to be thankful for today.  Happy Thanksgiving. 

Market Conditions


The spring market is in full swing. The market has picked up in our area.  There are lots of military personal coming into the joint base here in the Burlington County area.  Houses that are very nice are moving. If you are wanting to sell your home, make sure it shows like a model.  Clear the clutter and brighten it up when someone wants to see it.  Interest rates are still low.  It is a great time to buy and sell a home. 

Time is running out

It is the middle of Febuary already!  We only have until April 30 to get under contract for a new home.  First time home buyers can get up to $8000 and move up or down buyers can get up to $6500.  Even in the snow, I will show you houses.  Call me or email me today.
